What’s changed in the Property Information Form (TA6)?

After almost a year of consultation, the latest version of the Law Society’s TA6 Property Information Form will soon become mandatory. From the end of March 2026, Sellers will be required to complete the updated version, which replaces the controversial fifth version issued in 2024.

The new TA6 Property Information Form is designed to address many issues in the previous version, and provide greater clarity and confidence to Sellers. Read on to learn about all of the changes in the sixth edition Property Information Form, and the key information both Sellers and conveyancers need to know.

What is the Property Information Form (TA6)?

The TA6 Property Information Form is a document completed by anyone who is selling a property. The Form provides information about the Seller and property to a prospective Buyer. While designed to provide Buyers with useful information about the Property they are purchasing, the Form can be completed prior to an offer being accepted.

As well as providing functional information for buyers, the TA6 Property Information Form is part of the Contract bundle dispatched to the Buyer’s legal representative. As such, it is imperative that Sellers of Property complete the form truthfully, as there could be severe consequences for non-disclosure or untruths.

It’s also worth noting that the Form is a “live” document. Therefore if any of the answers provided in it change during the transaction, the Form must be updated. Sellers of Leasehold properties are also required to fill in the Leasehold Information Form (TA7), which includes additional questions about the property.

What’s changed in the 5th edition of the Property Information Form (TA6)?

The changes to the TA6 Property Information Form are both designed to simplify the process for Sellers, while also requiring new information about features of modern properties. The updated Form now asks additional questions which are becoming relevant in transactions, such as asking if the sale property has an EV charging point or has heat pumps.

One area of focus for the Law Society was improving the explanatory notes provided with the TA6 Property Information Form. These include additional signposting and more relevant examples to help Sellers fill in sections accurately. Additional ‘Not Known’ options have also been added where certain information may be unclear or unavailable.

Crucially however, the Law Society also wanted to reduce the complexity of the Form, as this has led to previous errors. Despite the new questions, the Form now includes only 15 sections, 10 fewer than the 4th edition. A new version of the TA7 Leasehold Information Form is also being launched alongside the Property Information Form.

The 6th edition of the TA6 Property Information Form will become mandatory for Sellers to complete from 30th March 2026. This will apply to all unresolved transactions, meaning that anyone who has completed the previous edition of the Form will have to complete the new one if the sale has not yet taken place.

What do Sellers need to do?

While the complexity of the Form has been reduced on the face of things, there are also additional details that are required compared to the previous version. Sellers who are still engaged in the sale process will have to complete the new Form if their sale takes place after the deadline of 30th March 2026.
